EXECUTIVE SUMMARY

Watkins Mill Urban Core: This mixed-used project will offer modern, elegant Class A office buildings, a full-service hotel and an abundance of cafes and signature restaurants as well as a movie theater and a full-service grocery store. The urban core will encompass more than 2.5 million square feet of hotel and Class A office, 225,000 square feet of retail and restaurant space and high-end residential units. Retail will be at the ground floor throughout the project. Careful attention will be given to tenant mix, with an emphasis on restaurants and entertainment. The projects Main Street, which will be lined with restaurants and shopping, will run through the Urban Core and form the heart of Watkins Mill Town Center. The main street will be private, allowing it to function as an extension of the Civic Plaza for large public gatherings and festivities. Garages and loading will not be permitted along this street.

Watkins Mill Town Center will be developed in accordance with three urban design and planning principles: environmentally sensitive land development, allowing for significant park land, "green" construction techniques, and Neo-Traditional, transportation oriented town planning. The project will be located at the planned Watkins Mill Freeway Interchange. An existing MARC Rail station serves the project, which is located along the planned Corridor City Transitway.
