Watkins Mill Town Center - A Transportation Oriented Community: During the past 30 years, the Washington DC region has experienced one of the largest sustained economic growth cycles in the history of the nation, averaging an influx of more than 58,000 new workers annually. This growth, coupled with the "spot zoning" of previous eras, has created frustrating traffic clogs as residents drive to different locations for work, home, dining, exercise and shopping. Alleviating traffic problems will require a comprehensive, multi-modal approach that recognizes the importance of mixed-use development.

Watkins Mill Town Center is a premier example of a large mixed-use development incorporating multi-modal transportation solutions. A six-lane, $32 million Watkins Mill Road Extension that will provide access to the planned I-270/ Watkins Mill Interchange, is under construction. A 4 -lane bridge spanning the MARC Rail and providing a connection to Clopper Road has been built.

Watkins Mill Town Center will offer area workers and residents:

  • Multiple vehicular access points from I-270, Route 355 and Route 177
  • The I-270/ Watkins Mill Road Interchange
  • An existing MARC commuter rail station
  • Bike lanes and convenient bike racks
  • 800 Park & Ride spaces on site
  • Ride-on bus service and
  • Preferred parking for vanpools and shuttle bus services
  • The future light rail stop for the Corridor City Transitway (CCT) on land dedicated by the developer, with the only fully sheltered terminal planned for the CCT
  • Most importantly, the Watkins Mill project is designed to reduce trips by providing a comprehensive package of amenities so that access to spaces for living, working, dining, lunch, shopping and relaxing will not require a car
